Prices in this segment are quoted on super area, which includes your share of lobbies, staircases and common services. Carpet area - the usable floor inside your walls - is what RERA requires the developer to declare in the agreement, and it typically works out to roughly 60 to 70 percent of super area. Ask for both figures in writing before you compare this project against another.

Layout questions
What configurations are available at M3M Brabus Residences?
Three are planned: a 4 BHK of about 5,000 sq.ft., a 5 BHK of about 6,000 sq.ft., and a penthouse of about 7,000 sq.ft. All figures are super area and should be confirmed against the final approved drawings.
What is the difference between super area and carpet area here?
Super area includes your share of lobbies, staircases, lift cores and common services. Carpet area is the usable floor inside your own walls, and it is the figure RERA requires the developer to declare in the agreement for sale. In this segment carpet typically works out to roughly 60 to 70 percent of super area. Ask for both numbers in writing.
How many residences are there on each floor?
The project follows a two-residences-per-core layout, so only two homes share each lift lobby. That gives you a private landing, far less corridor traffic, and openings on more than one side of the apartment.
Can I get the detailed floor plans with dimensions?
Yes. Submit the enquiry form and we will send the complete layout drawings for the configuration you are considering, including room dimensions and deck placement, as issued by the developer.
Can the internal layout be modified?
Structural walls and service cores cannot be moved. Some developers allow limited internal changes or a combination of two units at the pre-launch stage, subject to approval and cost. This has not been confirmed for this project - ask us and we will get it in writing from M3M before you plan around it.
