What sits on top of the basic price
The figures above are basic sale price. A full cost sheet for a Gurugram luxury apartment also carries the following, and they add up to a meaningful amount on a purchase of this size:
- Preferential location charges (PLC) - floor rise, park or green facing, corner units.
- Car parking - usually charged per bay, with multiple bays on larger configurations.
- Club membership - a one-time charge for clubhouse access.
- Interest-free maintenance security (IFMS) - a refundable deposit held against maintenance.
- GST - at the rate applicable on under-construction residential property at the time of each payment.
- Stamp duty and registration - paid in Haryana at the time of conveyance, on the higher of consideration or circle rate.
